If you want to divide your property or building into residential or partial ownership, you need a so-called certificate of seclusion for this purpose.

Certificate of Completeness

§ Section 8 of the Condominium Act stipulates that the owner of a property can divide the ownership of his property or building in such a way that apartments or plots of land can be sold. An application must be submitted in advance for this. This must then be submitted to a notary together with the relevant registration process at the land registry.

The Bau-Bürger-Büro issues the certificate of completion for the relevant usage units. The certificate of seclusion is subject to a fee.

The following documents, among others, must be attached to the application for a certificate of seclusion:

  • Floor plans in which all rooms are to be marked with a number, i.e. each room of a (residential) unit bears the number of this marked unit in each case.
