A redevelopment permit must generally only be obtained if the property in question is located in a redevelopment area.
There are three defined redevelopment areas in Wolfsburg:
- The courtyards (since 2016)
- Craftsmen's Quarter (since 2009) and
- Westhagen (since 2001)
Among other things, the following measures are subject to approval:
- Erecting or demolishing buildings
- Change of use of buildings/parts of buildings (e.g. conversion of residential into office)
- Repair and modernization measures on the building (even if no building permit is required)
- Sale or division of the land or creation or sale of the heritable building right
- Conclusion of a rental or lease agreement limited to a period longer than one year
- Registration of a building charge
- encumbrance of the land plot with a land charge or mortgage
The property or real estate is located in a formally defined redevelopment area.
Depends on the administrative cost statutes (depending on the application, possibly expenses, postage costs, etc.).
A redevelopment permit for projects requiring a building permit does not replace the necessary building permit!
The building permit must be applied for separately.
